This a relative low-cost double-storey, domestic residence which comprises four three-bedroom flats. All living spaces and most bedrooms are orientated to best suite sun- and shade conditions throughout the year, taking in consideration energy efficiency design criteria for this specific building. The design focus on simplicity and to minimise building cost, but still to have a building which stands out from the ordinary and offers the owner value for money invested. The first storey, which is cantilevering out, the dog-leg stairs with centre brick-column, the mono-pitched roofs with large overhangs, the concrete canopies – all constitutes bold, simple formal design elements. The ground-storey units have a small covered stoep, wide enough to shelter the recessed front door, whereas the first-storey units each has its own stairway and balcony which leads to the recessed front door. All units have three bedrooms of which the main bedroom has its own en suite bathroom, a separate bathroom, lounge and open-plan dining and kitchen area. Refer to the Proposed Plans for an indication of floor areas. The design can be altered to suite specific needs and budgets.

Special Requirements: Engineer’s design will be required for the walls, reinforced concrete canopies, suspended concrete floors, balconies and stairways. The roof trusses to be designed and constructed by a licensed timber truss manufacturer.
