This double-storey, four-bedroom house was designed for a slightly sloped site in a residential suburb in the West-Coast district. The roof overhangs and specific windows sizes and placement of the main bedroom, bedroom four and the living area was designed to shade the bedrooms and living area from the sun in the summer, but allows the winter rays to penetrate when the sun is lower in the sky. The rooms facing the ocean, all has large windows and sliding doors to optimise the breath-taking views of the coastline and ocean, and to protect the inhabitants from the vicious late afternoon sun rays, all west facing fenestration elements is equipped with custom-made, sliding vertical blinds. Site entrance is to the east and the street-facing façade mainly consists of the two double garages and a beautiful, prominent main entrance to the dwelling. The double-volume entrance-foyer flows into an open-plan living-, dining-, and kitchen-area. The kitchen leads into a small passage, passing the separate scullery and laundry to the back door which opens into the yard. Both kitchen and living-area has sliding doors which open onto a large open stoep, facing the ocean and centrally placed is a fire-place for the cold west-coast winters. The living-area has an additional north-facing sliding door which opens onto a covered braai area. Most indoor spaces have corresponding outdoor spaces, designed to extend the functional space of the room. The first storey comprises of four bedrooms, a bathroom with a bath, shower, toilet and washbasin and a TV-room. Bedrooms three and four share a balcony and the main bedroom also has its own balcony, both with clear views towards the ocean. The main bedroom also has its own fire-place and an en suite bathroom with a bath, shower, toilet and vanity cabinet with a washbasin. Bedroom four also has its own en suite bathroom with a shower, toilet and washbasin.

Special Requirements: Engineer’s design will be required for some of the lintels, walls, foundations, stairs and suspended floor slabs. Roof trusses to be designed and constructed by a licensed timber truss manufacturer.
