This modern-style double-storey three-bedroom house was designed for a steep sloped erf with a south-facing street. Beyond the street lies outstretched agricultural fields, edged by the Orange river. One of the client’s requisites was to have plenty of natural light into the house and maximum views towards the river. The front façade features large windows and fold-away stack doors. The staircase which leads to the first floor is located in in the entrance lobby. Also, from the entrance lobby you have direct access into the double garage which is separated from the entrance lobby with a curtain wall. Another door on the left-hand side leads into the entertainment room which in turn leads into a guest room with an en suite bathroom. From the entertainment room, a fold-way stack door opens onto a covered carport. Going up the stairs, the staircase landing faces a large full height window with a magnificent view to the outside. The main bedroom is to the left and it has a large walk-in dress room, open-plan en-suite bathroom and large fold-away stack doors which opens onto a private balcony. Turning to your right from the stairs’ landing, you’ll pass a guest toilet and into the open plan living, dining and kitchen area. Large fold away stack doors opens from the living and dining areas onto a spacious covered verandah which leads to the open deck and pool area. Bedroom two has a one-way glazed curtain wall facing the passage and the fold-away stack door opposite which opens onto the open deck and pool area. The passage leads into bedroom three, also with fold-away stack doors which opens onto the deck and pool area. Both bedrooms two and three has en-suite bathrooms. The kitchen has a separate scullery and the back door leads to the dry yard.

This project comprises the renovation of a relatively old, worn-down dwelling. Where most people would probably rather have considered a total demolition, the proud owner of this now beautiful family home, decided to get professional advice and by doing alterations and additions, convert to the original building into something special. Kanoneiland is a warm area, so we decided on high ceilings and a central placed evaporated water cooling system which serves the entire dwelling. The dwelling comprises a main bedroom with a large dress room and en suite bathroom, three other bedrooms, each with its own dress room and en-suite bathroom, large open-plan dining, lounge and kitchen areas, a separate scullery and an indoor entertainment area with a bar and braai area. From the entertainment area, sliding and fold-away stack doors opens onto the pool area. The existing outbuilding was converted into a small, private gym and guest bedroom with an en suite bathroom. A three-car garage was added as a new addition on the site.

This a relative low-cost double-storey, domestic residence which comprises four three-bedroom flats. All living spaces and most bedrooms are orientated to best suite sun- and shade conditions throughout the year, taking in consideration energy efficiency design criteria for this specific building. The design focus on simplicity and to minimise building cost, but still to have a building which stands out from the ordinary and offers the owner value for money invested. The first storey, which is cantilevering out, the dog-leg stairs with centre brick-column, the mono-pitched roofs with large overhangs, the concrete canopies – all constitutes bold, simple formal design elements. The roof overhangs and specific windows sizes and placement of the main bedroom, bedroom four and the living area was designed to shade the bedrooms and living area from the sun in the summer, but allows the winter rays to penetrate when the sun is lower in the sky. The rooms facing the ocean, all has large windows and sliding doors to optimise the breath-taking views of the coastline and ocean, and to protect the inhabitants from the vicious late afternoon sun rays, all west facing fenestration elements is equipped with custom-made, sliding vertical blinds. Site entrance is to the east and the street-facing façade mainly consists of the two double garages and a beautiful, prominent main entrance to the dwelling.
